Moisture Documentation and Protection for Builders

Support better build quality with pre-enclosure moisture reviews, construction drying, sealing and mold prevention before wall systems are closed.

For Builders

Protect the Build Before Drywall

Builders are under pressure to move projects forward. But when framing or interior materials have been exposed to rain, snow, humidity or damp site conditions, closing the walls too soon can create avoidable problems.

BuiltDry helps builders document moisture conditions before enclosure so decisions can be made with confidence.

Why Builders Use BuiltDry

Improve pre-drywall documentation

Support quality-control procedures

Identify moisture concerns before enclosure

Provide homeowners with added confidence

Reduce uncertainty before insulation and drywall

Create a stronger project record

10-Year Mold & Mildew Protection

We protect your property using Fiberlock IAQ 6200 EZ, a premium, 100% acrylic water-based coating. This product features a 10-year manufacturer’s limited warranty guaranteeing that the dry coating film will remain resistant to mold and mildew growth on its surface. To ensure full compliance with Fiberlock’s strict factory specifications and to keep the product warranty valid, our team executes a rigorous, multi-step preparation and application process:

01

Professional
Structural Drying

Moisture Testing:

We systematically test the substrate material to verify that the moisture levels have been safely brought down. Coating is strictly delayed if the material registers above a 15% moisture level content.

Climate Monitoring:

Application is only conducted when both air and surface temperatures are safely above 50°F (10°C) under optimal drying conditions.

02

Surface Preparation

Decontamination:

We ensure all surfaces are completely dry, solid, and clear of dust, dirt, grease, loose paint, and organic matter before spraying begins.

Substrate Priming:

While IAQ 6200 is self-priming over bare sheetrock and concrete, we pre-seal porous wood knots with stain-blocking primers or treat ferrous metals with rust-inhibiting direct-to-metal primers where necessary.

03

Uniform Coating Application

Equipment & Method:

We apply the coating generously and uniformly using a professional airless sprayer to guarantee a flawless, gap-free seal.

Coverage Standards:

We apply the product to meet precise density requirements—averaging 300–400 sq. ft. per gallon on smooth surfaces and adjusting for a required second coat on highly porous materials to verify a total seal.

Disclaimer

The manufacturer’s 10-year warranty applies strictly to mold resistance on the dry surface of the product itself when applied to these factory-mandated standards. It does not cover underlying plumbing/structural leaks, labor costs, or protect against food-borne bacteria, viruses, or generic disease-causing organisms.

Documentation Benefit

Quality construction should be supported by more than promises. Builtdry provides documented proof that your home was inspected, moisture-tested, and properly dried before the walls were closed, helping protect your investment and giving you lasting confidence in how your home was built.

Your home should not only look good—it should be builtdry from the inside out.

Give your clients more confidence and include Builtdry in your next project.
